Privacy Policy

SpaceReq operates the Platform. For any privacy question or request, contact us at privacy@spacereq.com.

Account information you or your identity provider give us when you register — name, email, firm/brokerage name, title, phone number, and profile photo. Sign-in is handled by our authentication provider (Clerk).

Content you provide as you use the Platform — the requirements and listings you post; messages you send to other brokers; files you upload such as flyers, photos, and floor plans (and, when that feature launches, lease documents); and records you create about your own clients, contacts, properties, and leases.

Usage and device information collected automatically — log data, IP address, browser and device type, pages viewed, and actions taken, including through cookies and similar technologies (Section 8).

Information from third parties — for example, your authentication provider and service providers that help us operate, secure, and improve the Platform.

• Provide the Platform — run the marketplace, generate and score matches between requirements and listings, deliver notifications and email blasts you or other brokers initiate and enable messaging.
• Operate features that use AI — for example, extracting details from an uploaded flyer or lease and drafting summaries (Section 4).
• Support, secure, maintain, and improve the Platform, including troubleshooting, analytics, and preventing fraud, abuse, and unauthorized access.
• Communicate with you about your account, features, and service updates.
• Comply with law and enforce our agreements.

Some features use third-party AI services to process content you submit — for example, reading an uploaded flyer or lease to pull out key terms, or drafting a match summary or outreach message. Content is sent to our AI provider only to deliver the requested feature and is returned to you for your review. We do not use your content to train third-party public AI models. AI outputs (such as match scores or extracted lease dates) may be incomplete or inaccurate and must be independently verified before you rely on them.

The Platform is a broker-to-broker network, so some information is visible to other users by design:

• Your broker profile (such as name and firm) and the requirements and listings you post are visible to other brokers so they can be matched and can contact you.
• Messages are shared with the broker on the other side of that conversation.

Your private CRM records are not shown to other brokers. We also share information with:

• Service providers who host and run the Platform under confidentiality obligations — for example cloud hosting and database (Supabase), application hosting (Vercel), authentication (Clerk), email delivery, and AI processing.
• Legal, safety, and compliance recipients when we believe disclosure is reasonably necessary to comply with law, enforce our terms, or protect rights, property, or safety.
• A successor in the event of a merger, acquisition, financing, or sale of assets, subject to this Policy.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

Much of what you upload — client, tenant, and contact details, and lease documents — is information about other people or businesses. You are responsible for having the rights and any consents needed to provide that information to the Platform, and for using other brokers’ information only to pursue legitimate transactions through the Platform.

Where required, we process information to perform our contract with you, for our legitimate interests in operating and securing a broker network, with your consent (for example, optional communications), and to comply with legal obligations.

We use cookies and similar technologies that are necessary to sign you in and run the Platform, and (if enabled) limited analytics to understand and improve usage. You can control cookies through your browser settings; disabling essential cookies may break core functionality.

We keep information for as long as your account is active and as needed to provide the Platform, then for a reasonable period to meet legal, security, and record-keeping needs. You can ask us to delete your account and associated personal information (Section 11); some information may be retained where the law allows or requires.

We use reasonable safeguards to protect information, including encryption in transit, access controls, and per-broker data isolation. However, no method of transmission or storage is completely secure, and because the Platform is in beta it may be interrupted and data may be lost, corrupted, or exposed. Keep your own copies of anything important and do not upload information you are not permitted to place on a beta service.

You can review and update your profile in the Platform, control notification and marketing emails in your settings, and request access to, correction of, or deletion of your personal information by contacting us. Depending on where you live (for example, under the Texas Data Privacy and Security Act or similar laws), you may have rights to access, correct, delete, or obtain a portable copy of your personal information, and to appeal a decision. We honor these rights as required by applicable law and will not discriminate against you for exercising them.

The Platform is a business tool intended for users who are at least 18 years old and is not directed to children. We do not knowingly collect information from anyone under 18.

The Platform is operated in the United States, and information is processed and stored in the United States. If you access it from elsewhere, you consent to processing in the United States.

We may update this Policy from time to time. If we make material changes, we will update the date above and, where appropriate, notify you. Your continued use of the Platform after an update means you accept the revised Policy.
